It takes careful planning when building a portfolio for homeownership. Once you sign up and pay your sign up fee, you are put through an inspection period, where all of our departments will look into five main chapters of your life in order to start the build the foundations for a success life.

These five chapters are:

  1. Income and Outgo. We sit down with each client and look at their budgets to see what it is that they our paying out each month versus what they our bringing in. We give them strategies to eliminate some of their debts, and avenues to pursue to get their incomes up. This is where they can also go to our job services department and put their resumes on our website to promote their individual skills and businesses to create additional cash-flow.
  2. Personal Property. We look at their home to see what we can do to build equity, fix certain structure problems, or make their home more energy efficient. We then examine their insurance policies for everything that they own to see if there are some money saving decisions that need to be made. We send their loan information to our broker to see if he can give them a better rate, and if not, at least make sure that they understand their loan and if there are any surprises lurking in the years ahead. In this chapter we also look at their kids, if applicable, with our youth department to make sure that they understand financial literacy and other important issues that our younger generation should and must understand, especially in this dramatically changing economy. We also have a department that can look at possible modifications if its needed, or we can utilize investors in our group that will purchase a families home and keep them in it until at which point they our able to buy again. This program requires at least 20% in negative equity to qualify, which is pretty much our entire population with new home loans….
  3. Investment Property. Everything in #2 pertains to this section as well. The only difference is if they own investment homes, we look at how they our structured corporately and how they report their income and if they our utilizing the right tax strategy. We also work with the tenants in the home to make them homeowners as well through our lease option structure, where the landlords make available a coursebook for their families. These families also get their 5 chapters of life looked at as well.
  4. Paper Investments. Although we our not stock brokers or financial planners, we look at our families statements for their paper investments to make sure that everything seems structurally sound. We look at everything from their 401K’s, IRAS, CD’s, Mutual Funds..etc…We then show them ways to invest in real estate by either being private money lenders to someone else, or buying property themselves through our wholesale department.
  5. Credit Report Analysis. We look at their credit report to establish the best way to move forward with the above four chapters. Credit analyzing is very important as it can help out a situation or give us the hurdles for us to jump over. We teach them how to read the report, dispute items, build credit, repair credit…etc…We even show those with good credit how to establish investing monies for their portfolios.

Once we receive all the required documentation, we then move forward with the file creation process and put together a plan of action for you, where once completed, we come to you with our analysis to look over, ask questions, and of course, approve our strategies and move forward. This process takes about a couple weeks or so, and as stated in our seminars, within these first few weeks, it is absolutely crucial that we have a constant flow of communication amongst all parties and we our always on the same page.
